Campus Facilities Management – Minimize your Total Cost of Ownership

An interesting recent article in University Business reported that a popular trend among today’s education facility managers is an increased emphasis on total cost of ownership and long-term quality rather than the lowest cost option for building renovations.

An example given in the article was choosing durable tile flooring rather than less expensive carpet to avoid the ongoing expense of replacing the carpet every three or so years. To me, this makes a lot of sense. Even though educational institutions, like many organizations, operate on a tight budget, that doesn’t mean it always pays to take the short-term view of “what costs less today.” Doing so can lead to significantly higher total cost of ownership over time.

A great example of where it makes sense to look at total cost of ownership is your organization’s choice of restroom hand drying methods. Facility managers considering paper towels for their restrooms should carefully evaluate what that means in terms of ongoing maintenance and the long-term cost of paper. Unlike paper towels which often create a maintenance issue for the janitorial staff, automatic hand dryers don’t leave a mess and eliminate the need to purchase and restock paper towels.

What can this look like in practice? Here’s an example: On average, most people use 2.5 sheets of paper towels each time they dry their hands. With the cost of paper towels at up to 2 cents per sheet, it can cost as much as 5 cents per person to dry hands. With an average of 39,000 restroom visits each day for a large university, paper towels add up to an estimated daily expense of $1,950. And that doesn’t include the janitorial costs associated with cleaning up discarded towels.

World Dryer high-speed hand dryers, by comparison, will cost only 7 cents per 200 uses with heat and only 4 cents per 200 uses without heat. That’s $13.65 or $7.80 a day to handle those 39,000 restroom visits. As a result, World Dryer hand dryers can pay for themselves in just 6 to 18 months and are an energy-efficient, durable, and cost-effective alternative to paper towels. They also support the emphasis educational facility managers are placing on sustainability and incorporating automation on campus.
